Some breakdowns can wait a day or two. Others cannot: a household with a baby or an elderly relative and no heating in January, water pouring from the boiler casing, or a boiler that shuts down every few minutes. A smell of gas is an emergency of its own. Turn off the supply at the meter if you can do so safely, ventilate the room and call the gas emergency line on 0800 111 999 first. We can then attend to repair the appliance once it has been made safe.

Same-Day Diagnosis and Repair

We aim to diagnose on the first visit. That means checking the fault history, testing components with a meter rather than by eye, and reading the combustion if the boiler will fire. Where the diary allows, we can attend the same day you get in touch, though we cannot promise a time until we know what is already booked.

Many repairs are finished during that first visit, particularly when the fix is a reset, a cleared condensate pipe, a repressurised system or a common spare we carry. If a make-specific part has to be ordered, we make the boiler safe, explain what is needed and book the return trip.

Boiler Faults and Common Breakdown Causes

Most breakdowns we are called to fall into a handful of patterns. The fault code narrows it down, and testing confirms it.

• Low pressure from a leak, a weeping relief valve or a flat expansion vessel
• A frozen condensate pipe, common in cold snaps where the pipe runs outside
• A failed diverter valve, giving heating but no hot water or the reverse
• A faulty PCB, fan or pump stopping the boiler from starting its cycle
• Ignition lockout from a worn electrode, gas valve fault or flue problem

Fixed Pricing and Call-Out Fees

You are told how the charge works before anyone sets off. The call-out covers the visit and the diagnosis. Once we know the fault, we give you a written price for the repair itself, with the part and the labour listed separately, and nothing starts until you agree to it.

The final figure depends on the part needed, how easy the boiler is to reach and whether the repair needs a second visit. If the price you agreed covers the job, that is what you pay. If we find something else once the casing is off, we stop, explain it and price it before carrying on.

Parts, Labour and Replacement Components

We fit genuine manufacturer parts or equivalents approved for your model, never a generic component that only roughly fits. Fans, pumps, diverter valves, PCBs, gas valves and heat exchangers all vary between ranges, so we match the part number to the boiler's model details before ordering.

On some older boilers the cost of the part plus labour can come close to the value of the appliance, or the part is no longer made. In that case we say so plainly and set out both routes: repair it and keep going, or look at a boiler replacement. The choice is yours.

Gas Safe Engineers and Safety Compliance

Any work on a gas boiler has to be done by a Gas Safe registered engineer, and all of our gas work is. After a repair that touches the gas side of the boiler, we test for gas tightness, check the combustion with an analyser and confirm the flue is sealed and clearing properly.

If we find a situation that is dangerous, such as a spillage from the flue or a gas leak, we follow the Gas Industry Unsafe Situations Procedure. We explain the risk, label the appliance and, where needed and with your permission, turn it off until it is put right.

Boiler Brands and System Types

We repair the makes most common in London homes, including Worcester Bosch, Vaillant, Baxi, Ideal, Viessmann and Glow-worm. The type of system changes where we look first.

• Combi: heating and hot water from one unit, so diverter valves and plate heat exchangers are frequent suspects
• System: a sealed system feeding a hot water cylinder, where pressure, pumps and zone valves matter
• Regular (heat-only): fed from a tank in the loft, with a separate cylinder and often older controls

Knowing which you have before we arrive saves time, so mention it in the form if you can.

A boiler that is looked at once a year breaks down less often. During an annual boiler service we clean the burner and condensate trap, test the safety devices and read the combustion, which catches the slow faults that later turn into a cold house.
