Boiler Servicing in London: An Overview

A boiler service is a set of tests and cleaning tasks that confirms a gas boiler is burning safely and working the way the manufacturer intended. The engineer checks the gas supply, the combustion, the flue and the safety devices, then cleans the parts that gather deposits over the year.

We service combi, system and regular (heat-only) boilers in houses, flats and conversions. At the end of the visit you get a written record of the checks, the readings we took and anything we recommend. If the boiler is unsafe to use, we tell you on the spot and explain the reason.

Why an Annual Service Matters for Warranties and Safety

Most boiler manufacturers make annual servicing a condition of keeping the warranty valid. Skip a year and a claim for a failed part can be turned down, even where the fault has nothing to do with the missed visit. Terms differ by brand and model, so check the paperwork that came with your boiler or the registration confirmation from your installer.

Safety is the other reason. A boiler with a partly blocked flue, a perished seal or poor combustion can produce carbon monoxide, which has no smell or colour. A yearly service is the routine point where those faults are found. We also advise a working carbon monoxide alarm in the room where the boiler sits.

Annual Boiler Service and Safety Checks

The core of the visit is measurement. We use a flue gas analyser to read the combustion, which shows whether the burner is getting the right mix of gas and air. Then the casing comes off so we can inspect and clean the inside.

• System pressure and expansion vessel charge tested
• Flame supervision and other safety devices tested
• Condensate trap cleaned and the pipe checked for blockages

We also look at the flue route and terminal, test the gas operating pressure and confirm your controls switch the boiler on and off as they should.

Boiler Fault Diagnosis and Repairs During a Service

A service often turns up small faults before they become breakdowns: a pressure relief valve that weeps, a pump starting to stick, a worn ignition electrode, or a fault code that clears itself and keeps coming back. We note each one and tell you what it means in plain language.
